A mixed-use building at 1109-1121 W. Magnolia Avenue, one of the best-known properties on the street, has been sold, according to the Fort Worth Business Press. The sale is a notable deal in the Near Southside, one of the city's most active districts.

Brittany Doyle and Sarah LanCarte of LanCarte Commercial represented the seller. The buyer was represented by Whit Kelly, Trevor Brown and Gibson Duwe of Transwestern Fort Worth.

The property has long been a gathering spot in the district. It is home to Cherry Coffee, described as a neighborhood staple and community hub, and it was formerly the location of Heim Barbecue, one of the city's most celebrated restaurant concepts.

The building totals 8,388 square feet. According to the report, it drew strong interest from investors because of its location, its established mix of tenants and its track record as a destination property.

Doyle said Magnolia Avenue has become "one of the defining districts in Fort Worth," and that properties like this one have played a major role in that transformation. She added that the building has housed businesses "that people genuinely connect with," and described it as a place where residents gather, meet friends and try some of the best local concepts in the city.

The new owner intends to keep the building's current blend of retail, restaurant and residential uses, while preserving the character that has made it a neighborhood landmark. Cherry Coffee will continue operating at the property, and additional space is available for lease.

LanCarte Commercial describes itself as a commercial real estate brokerage and property management firm that offers guidance, market insight and support to business owners and investors. The sale price and the identity of the buyer were not disclosed in the report.
